- Take taxes into consideration: If you haven’t heard of capital gain taxes already, you’re going to hear plenty about them as you prepare to sell your Park City vacation home. Essentially, capital gains are the taxes you’ll pay on any profit you make from the sale of a secondary home, but there are ways to make the hit less painful. One common way to defer paying capital gains taxes is to complete a 1031 exchange. This allows you to sell an investment property, then purchase another “like-kind” property without having to pay capital gains tax. There’s no limit as to how frequently you can do a 1031 exchange, and the taxes can be deferred indefinitely — rolling from one investment property to the next as long as you don’t sell any of the properties for cash.
